Fund moves forward on commitment to revitalize legacy properties throughout the U.S.
HOUSTON – Dec. 23, 2024 – Revitalization Unlimited, a fund dedicated to preserving historically significant U.S. real estate and legacy industrial manufacturing businesses in local communities, is proud to announce its latest revitalization effort in Kansas City, Missouri. In collaboration with 10 Broadway, LLC and Haith & Company, Inc., Revitalization Unlimited will renovate and repurpose the historic downtown office building known as The Garment House. The goal is to create an eclectic and modern experience in one of Kansas City’s most iconic historic districts.
Revitalization Unlimited made a strategic investment in 10 Broadway, LLC, the property owner of The Garment House. The company remains committed to investing in properties with strong growth potential and high returns on investment.
A commitment to revitalization and innovation
“We are excited to move forward with Haith & Company and 10 Broadway LLC in this collaboration, showcasing our commitment to revitalizing, renovating and repurposing legacy properties,” said Dustin Webber, COO of Revitalization Unlimited. “This partnership demonstrates our ability to bring the capital, expertise and determination required to make timely and transformative investments.”
Josh Haith, Managing Principal of Haith & Company, added, “We are thrilled to partner with Revitalization Unlimited to restore this historic property. This project will help preserve Kansas City’s heritage while providing a vibrant, modern experience for the community.”
Capitalizing on Kansas City’s growth potential
Kansas City’s commercial real estate market presents strong growth opportunities. According to a report prepared by CoStar, the vacancy and net absorption rates for Class 1 and 2 properties are favorable, positioning The Garment House to capitalize on the market’s upward trajectory.
Revitalization Unlimited has committed $3.2 million to the restoration of The Garment House, with an additional $3–4 million allocated for renovations. Plans include modern upgrades and the creation of a diverse tenant mix featuring restaurants, bars, catering services and entertainment venues. Targeted rents are projected at $20 per square foot (full service), with $1 million in tenant improvement allowances available for qualifying tenants.
